Rent or Buy in Antalya? How Much a Turkish Bank May Lend on the Average Home
Should you rent or buy in Antalya, and how much will a Turkish bank actually lend you? This guide gives you a method you can repeat with your own numbers. It is not a prediction or a recommendation.
According to Emlakjet and Endeksa, the average sale listing price in Antalya was 6,132,170 TL in August 2026 (Emlakjet ve Endeksa Ağustos 2026 Konut Değer Raporu: Ankara fiyat…). The average listing rent in the same month was 29,306 TL (Emlakjet&Endeksa Ağustos 2026 Kira Raporu). For homes valued between 5 and 7 million TL, the regulator’s table allows financing of up to 80% of value for energy class A-B, 70% for class C and 60% for other classes (BDDK Kurul Kararı 11364 29.01.2026 — bddk.org.tr).
You will find the formula here, but no final result. The result depends on your own bank’s quote.
A bank cannot lend above the maximum loan-to-value ratio that BDDK sets for a home according to its value and energy class. Below you will find those ceilings, the sourced inputs, a simple calculation and a short checklist for your conversation with the bank.

What do the average price and rent really tell you?
The Antalya averages are a good starting point, but read them with care. The figure of 6,132,170 TL for August 2026 is an advertised asking price. It is not a price paid at the title deed office, and it is not a bank valuation. Your own home may be priced well above or below it.

The same report puts the annual change in that average at +24.9% in nominal terms and −5.1% in real terms. “Real” means the change once inflation is taken out. Put simply, asking prices rose in lira but lost ground against inflation. This comes from a single report, so treat it as an indication rather than a settled market fact.
The average listing rent in Antalya was 29,306 TL in August 2026, against a national average of 28,040 TL. These are also advertised figures, not signed contracts. Use both averages as starting points, then replace them with real listings that match the home you have in mind.
How much may a Turkish bank lend on a home?
The loan-to-value ratio is the largest share of a home’s value that a bank may lend. Read “up to” and “maximum” literally. The regulator sets a ceiling, and a bank may apply stricter terms of its own.
The ceiling depends on two things: the home’s value band and its energy class. The energy class comes from the Energy Identity Certificate, an official document that rates a building’s energy performance under Law 5627. Your bank will look at this certificate.
The rule comes from BDDK decision number 11364, which sets the loan-to-value table by home value and energy class. The ceilings for class A-B, class C and other classes are:
- Homes valued up to 5 million TL: 90%, 80% and 70%.
- Homes valued from 5 to 7 million TL: 80%, 70% and 60%.
- Homes valued from 7 to 10 million TL: 70%, 60% and 50%.
The Antalya average listing price of 6,132,170 TL falls in the 5–7 million TL band. So the value band and the energy class decide your ceiling.
The old split between new and resale homes has been removed. The ratios are applied at a reduced level if the buyer, the spouse or a child under 18 already owns at least one home. The reduction coefficient was not read from the decision text, so ask your bank how it applies to you.
Would you like to see these figures for your own budget?
Let’s go through the items in this article with your own property and budget scenario.
Book a VIP ConsultationHow do you run the numbers yourself?
Deciding whether to rent or buy comes down to a few steps. You can repeat them with any home.

Step one: the maximum loan. Multiply the home’s value by the loan-to-value share for its band and energy class. The Antalya average listing price is 6,132,170 TL. For that band, the shares are 80%, 70% and 60% by energy class. Do the multiplication yourself. In practice, the bank’s own valuation replaces the listing price.
Step two: the monthly instalment. The instalment depends on four inputs that only your bank can give you:
- The bank’s current monthly interest rate: __
- The loan term: __
- Fees: __
- Insurance: __
Fill in the blanks from the bank’s written quote. Rates differ between banks and change over time, so none is given here.
Step three: set the instalment beside the rent. Put the instalment you calculated next to the average listing rent of 29,306 TL. Then add your own costs to both sides of the comparison.
Early repayment is allowed. On a fixed-rate loan, any compensation written into the contract is capped at 1% of the amount repaid early when the remaining term does not exceed 36 months, and at 2% above that (6502 sayılı Tüketicinin Korunması Hakkında Kanun md. 37). A variable-rate loan carries no such compensation.
If you are a foreign buyer, please confirm your eligibility for a loan with your bank.
What does buying cost beyond the loan?
Your deposit is the home’s value minus the loan. The bank’s valuation and the energy class decide the real amount, so a listing price is only a guide. Ask the bank to confirm both before you settle on a figure.
A sale and transfer is completed by official deed at the title deed office (tapu müdürlüğü), the land registry where ownership is recorded (2644 sayılı Tapu Kanunu md. 26 — mevzuat.gov.tr). A contract that aims to transfer ownership of property is not valid unless it is made in official form.
The title deed fee is charged separately to the seller and the buyer, at 2% each, on the declared price (492 sayılı Harçlar Kanunu, 4 sayılı tarife — mevzuat.gov.tr). The declared price cannot be lower than the property tax value. Include your own share when you work out your deposit and total cost.
Important note: The rules above reflect the legislation in force at the article’s publication date. Please confirm current conditions with the official institution or a qualified adviser before you act.
What should a renter expect on the other side of the choice?
A renter starts from the average listing rent of 29,306 TL, with the national average of 28,040 TL as a comparison. Both are advertised figures. The rent you actually pay will depend on the district, the building and its condition.

At renewal, an agreed rent increase is valid only if it does not exceed the change in the twelve-month average of consumer prices over the previous rental year (6098 sayılı Türk Borçlar Kanunu md. 344 — mevzuat.gov.tr). If the rent is set in a foreign currency, it cannot be changed before five years have passed. Check which currency your contract uses before you sign.
Renting keeps your deposit free, but it gives you no ownership. The right choice depends mostly on how long you plan to stay. A short stay may point to a different answer than a long-term plan.
Does the next rate decision change the method?
The central bank held its one-week repo policy rate at 37% at its July 2026 decision (Faiz Oranlarına İlişkin Basın Duyurusu 2026-28). This is confirmed by the central bank’s own announcement. Press reports say the rate was held at 37% again in September, but the central bank page opened for this article still showed July as the latest release.
The next rate decision is awaited. Bank pricing can move after any decision, so ask your bank for its current quote on the day you decide.
This article makes no forecast. It gives no “buy before” or “wait for” advice and creates no urgency. The method stays the same whatever the outcome. Only the bank’s quoted rate in step two changes.
What should you ask before you decide?
Questions for the bank:

- What is my energy class, and which value band do you apply?
- What is your own valuation of the home?
- What are your current monthly rate, term, fees and insurance?
- Am I eligible for a loan?
- How do the reduced ratios apply if I or my family already own a home?
- What are the early repayment terms in my contract?
Questions for yourself and for the seller:
- How large is my deposit?
- In which currency is my income?
- How long do I plan to stay?
- Who will manage the home while I am away?
You can also check the bank’s answers against the rules above. The ceilings follow the BDDK table. The energy class is taken from the certificate. Early repayment compensation follows the legal caps.
A bank’s offer, your energy class, your deposit and your plans all change the answer. It helps to talk your numbers through with a professional adviser before you decide. If you would like that conversation, please contact Win Win Real Estate Club.
The bottom line: what should you take from this?
In Turkey, the amount a bank may lend depends on the home’s value band and energy class, not on whether the home is new or resale. That makes the rent-or-buy question a calculation you can run yourself.
The method is simple. Start with the average price of 6,132,170 TL. Apply the regulator’s share for your band and energy class. Then take the instalment from your own bank’s quote and set it against the average rent of 29,306 TL.
This article shows a method, not a verdict. The decision belongs to your own numbers.
Frequently Asked Questions
How much mortgage can you get on an average-priced home in Antalya?
No single amount can be given, because the ceiling is a share of the home’s value and your bank’s own valuation sets that value. A home at the August 2026 average listing price of 6,132,170 TL falls in the 5-7 million TL band, where the ceiling is 80%, 70% or 60% depending on energy class, as of the 29 January 2026 decision. Multiply your bank’s valuation by the matching share, then confirm current terms with the bank or a qualified adviser.
How does the energy class affect the mortgage amount in Turkey?
A better energy class allows a higher share: in the 5-7 million TL band, A-B is 80%, C is 70% and all other classes are 60%, as of the 29 January 2026 decision. For homes up to 5 million TL, the same classes are 90%, 80% and 70%. The class is taken from the Energy Identity Certificate issued under Law 5627.
Do resale homes get the same loan-to-value as new builds?
Yes, the distinction between first-hand and second-hand homes has been removed from the rules, as of the 29 January 2026 decision. The ceiling follows the home’s value band and energy class instead. When comparing a resale home with a new one, compare their certificates and valuations rather than their age.
Does the loan-to-value change if I already own a home?
Yes, if you, your spouse or a child under 18 already has at least one home, the ratios continue to be applied at a reduced level, as of the 29 January 2026 decision. The reduction coefficient was not read from the decision text, so it is not given here. Ask your bank how the reduction applies to your household.
Should I take a mortgage before or after the rate decision?
This guide makes no forecast and gives no timing advice; the next rate decision is awaited. The central bank held its policy rate at 37% in July 2026, and press reports say it was held at 37% again in September, although the central bank page still showed the July release as the latest. Ask your bank for a written quote on the day you decide.
