Antalya Property Prices in Dollars: The Currency Maths

Antalya Property Prices in Dollars: The Currency Maths

Antalya Property Prices in Dollars: The Currency Maths

Headlines often say that Antalya prices have risen sharply in lira. If you think in dollars or euros, what does that mean for you? Often, much less than it sounds.

This post answers with arithmetic, not a headline number. You get a short formula, a worked example built from verified figures, and a checklist for reading any “price per m²” claim. It is not a forecast, and it does not argue that now is a good time to buy. It also says nothing about rental yields.

All exchange-rate results here are our own calculation from central bank selling rates. Refresh them with the central bank rate on the day you read.

Why Does a Rise in Lira Prices Not Equal a Rise in Dollar Prices?

Say prices rise in lira, but the dollar also becomes more expensive in lira. Part of the rise then disappears when you convert back. A home that costs more lira than last year may cost only slightly more in dollars.

Why Does a Rise in Lira Prices Not Equal a Rise in Dollar Prices?

The formula is short. Divide one plus the lira price change by one plus the USD/TRY change, then subtract one. The result is the price change as a dollar-based buyer sees it.

A rising USD/TRY rate means one dollar buys more lira, and that is the number the formula needs.

Here is the national starting point. The central bank house price index rose 23.0% in lira year on year in August 2026 (TCMB: Konut fiyatlarında yıllık artış yüzde 23 oldu – Bursa Saati…). This is the lira figure the next sections convert.

Which Exchange Rates Sit Behind the Maths?

The dollar selling rate of the Central Bank of the Republic of Türkiye (CBRT) on 29 August 2025 was 41.0178 TL (TCMB Döviz Kurları 29.08.2025). This comes from a 2025 source, so treat it as a dated reading and confirm the current position with the central bank.

On 31 August 2026, the CBRT dollar selling rate was 48.2613 TL (TCMB Döviz Kurları 31.08.2026). Over those 12 months USD/TRY rose about 17.7%, according to our calculation from the two rates.

If you think in euros, the same method works. The CBRT euro selling rate moved from 47.8702 TL on 29 August 2025 to 55.9658 TL on 31 August 2026, a rise of about 16.9%. This is useful if you are buying from Germany, the Netherlands or Scandinavia.

What Do the National and Antalya Figures Look Like in Dollars and Euros?

Start with the national index. The index is up 23.0% in lira and USD/TRY is up about 17.7%, so the dollar-based rise is about 4.5% (our calculation).

What Do the National and Antalya Figures Look Like in Dollars and Euros?

Antalya needs a careful label. Endeksa and Emlakjet listing data report that Antalya’s asking price per m² rose 24.9% in lira (Emlakjet ve Endeksa Ağustos 2026 Konut Değer Raporu: Ankara fiyat…). With the same exchange-rate move, that is about 6.2% in dollars (our calculation). These are asking prices taken from advertisements, not prices that buyers actually paid.

MeasureLira changeDollar change (our calculation)Source
National house price index (CBRT)+23.0%about +4.5%
Antalya asking price per m² (Endeksa/Emlakjet)+24.9%about +6.2%

The dollar figures use the change in the CBRT selling rate between 29 August 2025 and 31 August 2026, over which USD/TRY rose about 17.7%.

For euros, apply the same formula to the lira change above and the euro move of about 16.9%. EUR/TRY rose slightly less than USD/TRY, so the euro-based result comes out a little higher than the dollar-based one. We have left the euro figure out of the table so you can calculate it with the rate on the day you read this.

Are Turkish House Prices Falling in Real Terms?

“Real” means a price change after inflation is taken out. It shows what a home costs relative to everyday prices inside Turkey.

For the national index, the answer is yes. In August 2026 the CBRT index was down 6.5% in real terms, while it rose 23.0% in nominal terms.

The Antalya listing data point the same way. Asking prices per m² were down 5.1% in real terms, against the 24.9% nominal rise. Again, these are listing prices.

Lira, dollar and real readings answer different questions. The real figure shows purchasing power inside Turkey. The dollar figure shows value for someone who measures in foreign currency. Neither is better, so pick the one that matches how you think about your money. Each reading covers a single month, so do not stretch it into a trend.

Why Do “Dollars per m²” Figures Differ From Site to Site?

In our observation, Antalya dollar-per-m² figures can differ widely from one site to another. The usual reasons are simple. An agent’s site may quote new-build or sea-view asking prices, while a provincial average mixes many property types. The exchange rate behind a quoted figure may also be undated or not stated at all.

Why Do "Dollars per m²" Figures Differ From Site to Site?

A dated example shows the point. Endeksa and Emlakjet data put Antalya’s average asking price at 55,264 TL per m² in June 2026 (Ortalama m² fiyatı 41 bin TL’ye ulaştı Bigpara). Do not convert that June figure at an August exchange rate. That mixes two dates and produces a number that means nothing.

A dollar figure is only useful if you know which date and rate produced it. Use this checklist on any claim:

  • Currency: is it lira, dollars or euros?
  • Date and rate: which day, and which exchange rate was used?
  • Type of price: index, listing (asking) price or sale price?
  • Area: a province, or a wider region?
  • Property type: new build or resale?

A lira average and a dollar claim are only comparable if both use the same date and the same rate.

Does the Citizenship-by-Property Threshold Move With the Exchange Rate?

In lira terms, it can. The threshold for citizenship through property is set at USD 400,000, or the equivalent in other currency or lira (Türk Vatandaşlığı Kanununun Uygulanmasına İlişkin Yönetmelik md. 20). So the lira amount it requires changes as the exchange rate changes.

The property must also carry a three-year no-sale note on its title deed. The title deed is the official record of ownership, held at the title deed office, the government office that registers property. Sales and transfers are completed there with an official deed (2644 sayılı Tapu Kanunu md. 26 — mevzuat.gov.tr).

Important note: this point reflects the legislation in force on the article’s publication date. The citizenship procedure is outside the scope of this post, so confirm current conditions with the relevant official body or a qualified adviser.

What Should You Do Next When You Compare Antalya Prices?

Run these checks on every figure. Which currency is it in? Which date and exchange rate were used? Is it an index, an asking price or a sale price?

What Should You Do Next When You Compare Antalya Prices?

Remember that a lira rise is not a dollar or euro rise. Recalculating with the formula and the current CBRT rate takes only a few minutes. The 12 months to 31 August 2026 are a good example, since USD/TRY rose about 17.7% over that period.

A professional adviser can help you check these figures, as well as the title deed and tax questions that sit outside this post. If you would like professional advice, contact WinWin Real Estate Club.

Conclusion

A lira price rise does not equal a dollar or euro rise. The gap depends on the exchange rate and on the dates used.

The worked result is plain. The national index and Antalya asking prices look much smaller in dollars than in lira, and both are negative in real terms.

Keep the reading rule in mind. Check the currency, check the date and the rate, and check whether a figure is an index, an asking price or a sale price.

Frequently Asked Questions

How much have Antalya property prices risen in dollars?

On listing data, Antalya’s asking price per m² is up about 6.2% in dollar terms, against a 24.9% rise in lira over the year to August 2026. This is our own calculation, using a USD/TRY rise of about 17.7% between 29 August 2025 and 31 August 2026. Refresh the exchange rate with the central bank rate on the day you read, because the result moves with it.

Does the national house price index look different in dollars?

Yes, the national index’s 23.0% rise in lira shrinks to about 4.5% in dollar terms on the same calculation. It is a countrywide benchmark, while the Antalya figure comes from advertised asking prices, so the two are not like-for-like. The September index reading is still awaited, so this covers August only.

Are Antalya property prices falling in real terms?

Yes, on the listing data, Antalya’s asking price per m² was down 5.1% in real terms in August 2026, despite a 24.9% nominal rise. The national index shows the same direction, at minus 6.5% in real terms. Each is a single monthly reading, so treat them as a snapshot rather than a trend.

Is there one reliable dollar-per-m² figure for Antalya?

No, because the published average is in lira, and a dollar figure depends on which date and rate were used to convert it. The June 2026 average asking price in Endeksa/Emlakjet data was 55,264 TL per m². If you convert it, use a rate from the same period and check what type of price the source reports.

Is the euro picture different from the dollar picture?

Yes, slightly, because EUR/TRY rose about 16.9% over the same window, against about 17.7% for USD/TRY. A euro-based buyer can apply the same formula to the lira price change, using a freshly checked central bank rate. For a decision involving money, confirm the current position with an official institution or a qualified adviser.
